Dubai real estate steers ahead of London as the popular international destination for investment. The Outlook survey 2025 by India Sotheby’s International Realty (ISIR) shows.
According to the survey, nearly 22% of High-worth Indians (HNIs) and ultra-HNIs (UHNIs) prefer Dubai as the best second-home option. At the start of 2025, the inclination grows toward luxury real estate on the international map.
The growth is massive from 10-11% to 22 percent.
The recently concluded survey exhibits demand for luxury real estate. With 54% of property investors expressing interest in a second home or vacation home at a minimum four-hour drive from the city. Also, properties with picturesque views of hills or beaches are most preferred.
However, only 20% prefer international destinations amongst with Dubai outplaced London as the choicest for investment in luxury real estate.

Dubai’s exemplary and finest infrastructure continues to grab attention from Indian HNIs and UHNIs. The urban architecture and easy connectivity to India do the trick for this city.
According to the survey by ISIR Dubai is home to the largest Indian diaspora with nearly 3.5 million Indians residing in. Also, the 3-4 hours flight duration to major Indian cities is the reason behind this inclination.
“A segment once dominated by self-built bungalows has now added high-rise luxury apartments and gated community villas by renowned developers offering world-class amenities and assured quality to the demand bouquet of the rich and famous. Today, luxury real estate is more than a status symbol; it’s a robust investment avenue,” Ashwin Chadha, CEO, Sotheby’s International Realty said.

The upward momentum of capital appreciation encourages property investors. In comparison to 44 percent in 2024, 55% of super-rich Indians feel it is a key reason to invest in luxury real estate in Dubai.
The investment sentiment remains strong despite a scuttle dip in interest. As, 62% of super-rich Indian, HNIs, and UHNIs prefer to investment in the next 12-24 months in 2025. However, the count stood at 71% for the same in 2024.
Low tax, high returns, and safety are a few amongst key reasons, Dubai is witnessing investors’ inclination. Also, the sky-scrapping homes and villas with breathtaking views grab the attention of HNIs and UNHIs.
